Selling a home is one of the biggest financial decisions you'll make, and the work you do before the first showing decides most of the outcome. Our team has sold homes in Chester, Delaware and Montgomery Counties since 1987, and in 2025 we closed 431 transactions. Here's how we'll sell yours.
Your first showing is online
Buyers decide whether to visit your home from a two-inch square on their phone. If the photos don't make them stop scrolling, they never walk through the door. That's why preparation comes before pricing, photos and marketing.
What we recommend to every seller before listing
- Staging. It can be full furniture in a vacant home or simply fresh bedding, white towels and a few accessories. Even beautifully decorated homes get staged, because staging is about how a room reads through the camera.
- Paint touch-ups. It's the quickest, most cost-effective way to raise value and salability. Buyers pay a premium for what they don't have to do themselves.
- A deep clean. Baseboards, trim, corners, the top of the mantel. Everybody notices the dust.
- Power washing. It's inexpensive and changes how the outside of the home photographs.
- Carpet cleaning, or replacement where needed. Neutral, clean floors and walls let buyers see the space, not the work.
- Fresh mulch. Even simple landscaping looks finished with it.
- Open up the windows. Heavy or dated window treatments come down; windows are a feature.
We hear it all the time: "I'll let the buyers pick the paint color." The truth is, buyers don't want to paint any more than you do. After a down payment and closing costs, most of them don't have the budget for it either.
Each step, explained
- Market analysis and pricing. We price from what's selling now, not from the neighbor's sale last spring.
- Preparation and staging. We walk your home with you and build a short list that matters, with trusted vendors if you want them.
- Marketing and showings. Professional photography, video, the MLS, our team's buyer network and LPT Realty's listing marketing.
- Offers and negotiation. We review every offer with you, line by line, and negotiate price, terms and timing.
- Contract and paperwork. We keep inspections, appraisal and deadlines on track so nothing surprises you.
- Closing and beyond. We handle settlement with you and stay your resource after the move.
Should you get a pre-listing inspection?
Often, yes. A pre-listing inspection lets you fix things on your own terms or disclose them up front, so they aren't renegotiated later. Buyers make offers with confidence, and you avoid the worst outcome for a seller: going under contract, falling through on inspection and going back on the market.
Common questions
When is the best time to sell?
When it fits your next move. Every market has buyers; the sellers who do best price realistically and present the home well.
Do I have to make repairs before listing?
Not always. We'll tell you which repairs pay for themselves and which you can leave, and we can get creative if paying for preparation up front is the obstacle.
How do you decide the list price?
From recent comparable sales, current competition and how buyers are behaving this month. We'll show you the numbers behind it.
What does selling cost?
It depends on your home and your plan. We'll walk you through your estimated net proceeds before you list.
